NewTower Trust Company, based in Bethesda, Maryland with an office in Seattle, Washington, is a limited purpose, non-depository trust company chartered and supervised by the State of Maryland. NewTower provides trustee, investment management, and independent fiduciary services to pension plans and their advisors through its oversight and management of commingled funds. Its primary client is the $7 billion Multi-Employer Property Trust (MEPT – http://www.metp.com). NewTower provides the following primary services to its clients:
Real Estate Investment Management – To foster improved performance, NewTower regularly conducts extensive internal and external benchmarking for effective monitoring of client operations and performance.
Valuation and Market Research – NewTower Valuation Services (NVS) is an industry leader in asset valuation solutions. Their comprehensive program typically requires annual, external, independent appraisals followed by internal mark to market analysis during interim quarters. To assess the most current and reasonable value of each asset, NVS and an independent valuation firm review external appraisals to ensure methodologies and findings are both sound and regulatory compliant.
Trust Custody, Accounting and Reporting – As part of its Trust Custody Services, NewTower safeguards client investments including real estate, cash, cash equivalents, and related legal documentation. NewTower monitors daily administrative and operational matters including compliance with State and Federal laws and regulations.
Real Estate and Financial Advisory – NewTower best serves its clients by collaborating with them to understand their needs and to design a solution. This relationship is complemented by NewTower’s ability to strategize and implement best practices to improve client operations.
NewTower is a Founding Member of the Green Building Finance Consortium and it’s personnel are active participants in industry trade groups and hold multiple memberships and designations including National Council of Real Estate Investment fiduciaries (NCREIF), Pension Real Estate Association (PREA), International Foundation of Employee Benefit Plans (IFEBP), Urban Land Institute (ULI), Counselors of Real Estate (CRE), Fellow of the Royal Institution of Chartered Surveyors (FRICS), Member of the Appraisal Institute (MAI), Maryland Bankers Association (MBA), and the American Bankers Association (ABA).
